I%26#039;m trying to buy a home and I am having trouble getting a loan because I haven%26#039;t had any loans with installments like a car loan. I have good credit and rental history (I pay rent on time every month) but without those installments it means nothing to the finance places that I have talked to. Can anyone recommend a good company that finances first time home buyers?

Yes you need to talk to a mortgage broker that is not necessarily affiliated with a bank. I am a mortgage lender and I work in the subprime market. This is a market that is in place to assist the average American homebuyer. Since you pay rent on time every month, can you show 12 months cancelled checks to prove this. It also sounds like you do not have any tradelines reporting on you credit report. Do you have three scores? If not how many? Even with no scores there are lenders that can still loan you money even up to 100% financing. My suggestion is that if your mortgage broker can not find one of these lenders then you might want to check with someone else. This is the kind of lending that I offer however you would have to have a mortgage broker or loan officer to contact me instead. If at all possible you want to go with a loan officer\mortgage broker that works for a company with a fairly big name. This will show that they have access to a multitude of lenders that a small privately owned shop might not have the connections to. Good Luck!

You will have no problem with a mortgage broker as they work with hundreds of lenders and have programs the bank doesn%26#039;t have. Contact a mortgage broker and get preapproved with them. You have the two main things sub prime lenders want decent credit and rental history. Even with your lack of other trade lines you%26#039;ll be fine.
